Multifamily Investing

First off, id like to say hello to everyone as I am new here. I am thinking about getting into multifamily investing and was wondering if anyone could help me answer a few questions . The first question I have is what do I do first the LLC or the 504? I have never financed commercial property beofe nor have i ever opened a business before. The second question is more so advice. My goal is to finance a multifamily unit, and then to use the proceeds acquired through that first unit to finance a second one and so forth. Obviously this is something that will take years to eventually acquire. However If anyone has any advice on how to go about this or any input i would greatly appreciate it, Thank you.
