Kingsport Commercial Redevelopment?

Hey folks in the Tri Cities area. I've seen some awesome looking commercial buildings in Kingsport (near Church Circle) for sale. Is anyone familiar with that area who knows how viable revitalization / redevelopment is in that area? I'm okay being early to the scene as long as the buildings will rent in the short term. I'd love to get your take on what's happening around town.

Here is a massive pdf for the Downtown Kingsport Masterplan. This was put out a year or two ago but it talks about alot of the future plans and such over the next few years. The website is downtownkingsportmasterplan.com or something like that.
