Downpayment for purchase Lodging/Cabin Property

We are interested in purchase of seasonal property - 19 motel room, 27 log cabins, house, apartment, 21 acres swimming pool, restaurant. So far the props numbers look good. Open 6 dos a year 60% occupancy, grossing eat. $700,000. Price is $1 mil. We have extensive small hotel management and marketing experience, local financing is lined up at 3% interest. We need downpayment assistance to close the deal. Also, legal question, we want to quickly convert cabins to cooperative ownership with land lease, and promote buy in where we manage and rent out the seasonal units, run the motel and restaurant to quickly monetize the property.  Is there financing to help with downpayment? Is coop a good option? Thanks so much for advise.
