Tax liens a judgement in Pa ?

Are past years unpaid taxes a lien on all the owners real estate ?

We are trying to buy a property and it has previous years unpaid taxes that will be paid at closing.

The closer says the sellers taxes on all their other real estate that we are not buying needs to be paid to convey clear title.

I am of belief only if the tax lien is recorded in prothonotary would it encumber other real estate. Closer feels it’s a automatic lien on the property.

Thoughts ?
