Residential house to commercial office conversion

I have identified a residential property in Tulsa, OK that I would like to re-zone to a single tenant commercial space for a law office, dental office, or the like. The neighbors surrounding this property are all zoned commercial so I would imagine this one could be re-zoned as well.

I have a couple questions regarding this potential investment:

1. Is the process of re-zoning to commercial fairly straightforward? What are the potential challenges from others who have done this?

2. The house is around 2400-2600 sq ft and is a 2-story. What floor plans attract a commercial tenant? Maybe 2-3 private offices, 2 bathrooms, break room/kitchen, small lobby, and a conference room? I’m wanting to appeal to a wide audience.
