How to avoid the chain of brokers?

I have several deals going on at the same time but the biggest issue I keep encountering is the “chain of brokers” in order to get the information from either the seller or the buyer for commercial properties. Unfortunately, a few deals fell through because of it.

I’m open to suggestions on how to gain direct access to the seller and buyers or the right person who is in direct contact and avoid the chain.
