I am working with a client looking to move his manufacturing of PPE equipment to Miami Dade County and we need a very specific type of property. If you have a listing that matches this criteria this will be a very fast deal.

Finding land to developed has become easier since the current situation started but it is all about relationships with owners and other brokers as well.

I came across an amazing piece of land to develop a high rise and would like to hear from my Bigger pockets colleagues about their experience dealing with buyers and other agents for something like this. I actually have an interested party but I know competition is fierce. The price point is 56 mil and as anybody that has experience in the South Florida Market there are very few pieces of land left so it would probably be a bidding war.

I had a very interesting conversation with a potential buyer for one of my listings. This buyer’s rep talked about how most of the deals in his hometown (NY) are at a minimum of 8% cap rate and how the one I have listed which it could be a very nice 7.2-7.5% cap rate in South Florida is a good deal but he always finds better.

Fellow bigger pockets agents in the NY area is this true? Here in south Florida if you find an 7%+ cap rate on anything is pretty much a done deal because of the shortage of deals that pay that much.

What are your thoughts ?

I see that the residential side of real estate has a lot of websites (Zillow, Trulia,etc) but is there a website or app that you could see off market commercial properties or properties that will be coming to the market soon?

I have several deals going on at the same time but the biggest issue I keep encountering is the “chain of brokers” in order to get the information from either the seller or the buyer for commercial properties. Unfortunately, a few deals fell through because of it.

I’m open to suggestions on how to gain direct access to the seller and buyers or the right person who is in direct contact and avoid the chain.

What is the best way to meet private money lenders that could lend on luxury items such as high end real estate, yachts and airplanes.
