Finding Commercial Agents

Happy New Years. Hope you all have a safe and awesome evening. I was curious ion anyone knows where to get a list of commercial agents. I have a list for my area of single family agents and have had great success with cold calling them for deals. I am now trying to do the same with commercial agents but have not been able to find a list with their info. If anyone knows how to get this info please let me know. In commercial find an established broker with a big network for the asset type you want and try to establish a relationship. Show financial statements and bank statements with liquidity and net worth with account numbers info blacked out etc.

They want to know you are a REAL buyer and not a wholesaler type. Commercial tends to be more sophisticated brokers and owners. They heavily screen buyers to see if they can perform and are realistic. I don't even talk to wholesaler or assigners because I have lot's of real buyers.

What is your acquisition criteria?
