Converting Office Space to Apartments

I have an opportunity to renovate a  distressed 3 story retail/office building.  Building is 15,000 square- 5000 each floor.  1st floor retail currently occupied.  2nd and 3rd floor unoccupied downtown suburban location 2 blocks from the train station.  It looks to be a great value add project.  Will be adding 8 units 1000 square feet each.

Has anyone taken on a project like this in the past?  Looking forward to any responses.

    Does the zoning allow for this? Have you looked into any code requirements to move nice the upper floors? Considerations need to be made for possible additional stairways, elevator for ADA compliance and sprinklers. Some of these are local, some state level code issues.  Parking requirements can sometimes prove troublesome as well.
