Commercial Rent to Own...????

I'm looking for a little direction for a building my parents are selling. It's a commercial building they are asking $85000 for or trying to rent out for $775 (2 buildings at approx. 1500sf each). Had a gentleman call last night asking if they were willing to do a rent to own (meet with him tonight). They are definately in favor of it, but not sure how that works with commercial properties. They have a lease agreement already that I suggested they use and then a separate "Option" agreement. Listed rent is pretty reasonable for the area. I have an option agreement ready for residential properties but not sure if it would work for commercial. Just looking for some insight or someone willing to review my option agreement.
