My REI experience is with residential properties. I have been in the game for about 5 years and am looking at stepping into commercial. I am looking into a 20+ unit property in my area. We have reached a preliminary agreement on price and are working out a couple of small details. I am assembling my proposal for several local banks. I have done business with a couple of these before so they know me.

I have always read that commercial deals are more about the deal than the buyer. Is this true? How much does my personal finances and track history have an effect on successfully getting this thing funded?
