Looking for lending options on a 16 unit that needs help

Hi all,

I found a property, 16 unit, needs help. Foundation, roof, rehab... I can do the 25% down and repairs on my own just need a loan for the building. It's' mostly occupied. 

What are my lending options, what kind of rates should I be able to get? recomendations on lenders?
