Houston Industrial Property Partner Needed

I am looking someone to partner with to buy an industrial real estate property in Houston. I am mainly interested in getting the business on the property. The owner needs to sell both property and business to get out of some SBA debt. The property can be bought under appraised value. Send me a message if you are interested in working out a deal to buy the property and I lease it back from you.
