Que on bird dogging

I have a que for all the commercial real estate investors out there. I have seen a few courses (one from Monica Main) on commercial bird dogging. Here is my que: is commercial bird dogging a legitimate opportunity? Do commercial REIs actually pay large finder's fees (1%-5% of the purchase)? If this is true, then would you have any words of advice for someone looking to get their feet wet in comm. bird dogging? Thanks!
