Commercial property rental value

Does anyone know how to determine the fair market value of office rental space in a commercial building? I am looking to rent out the bottom floor of my building but im unsure what a competitive and fair price would be in this market. I'm pretty sure its based on square footage of the space but multiplied by what? and are there other factors that go into this calculation? How do I find this information? any help is appreciated.
