Seek advices on purchasing commercial condo

I am clueless when it come to commercial real estate. I'm looking to purchase a commercial condo for home business. Would anyone please give me some advices on the process and what to look out for? (HOA, insurance ...) Should I get a buyer broker / agent or should I deal directly with the seller agent? And how does commission splitting work in commercial real estate?
