30 unit complex or 30 sfr's - What would you choose and why?

Given the choice to invest in a 30 unit apt complex or 30 sfr's, which would you choose, and why? Assuming the market is the same, etc...

I want to make sure I'm thinking about everything from sourcing the deal, financing (seller,bank,etc..), costs to buy, maintain, etc.., mgmt time/costs, and while the plan would be to buy and hold, I'd also like to factor in the future sale of the property(s).

IMO, they can never be "all things equal". I have owned both and still own both. There is one huge difference, imo, and that is exit strategy.
I've NEVER in nearly 40 years found an investor that would consider living in his multi. Not true with sfrs.
With sfrs, you can sell to an investor (like apts) but you still can sell to an owner/user. That second strategy places sfrs above multis , imo. As others have said, that are hundreds of other differences between the two types, but I like having multiple exit strategies- which apts don't have.
Oops, there is a 3rd big strategy. You can re-fi the sfr easier if you want the equity without selling. Multis, as commercial loans don't seem to be as easy. Rich
