Appropriate Charge for Electric per SQ!!!!
Hello. I am a healthcare provider. I am looking to rent a medical office space in Union County, New Jersey.
1st floor = 1400 SQ
$21 per SQ
Electric $1.50 per SQ = $2166 per year = 180.5 per month for electric.
**Typically private practice would open for about 8-10 hours on weekdays and 5 hours on a Saturday
Is $1.50 per sq for electric reasonable? Is it better to ask to split the costs among other tenants?
What are some useful questions I can ask the real estate broker?
Is it appropriate to ask about the estimated cost paid by the previous practice....and for the total building?
Would greatly appreciate your swift responses!!!
