Doing business with a National retailer

I would like to buy a property that is out on the market and offer it to a national retailer. The problem is i dont own the property yet, and i want to be able to show the property to them and let them know the info.

I also dont want them to go behind my back and snag the property directly from the real estate agent. (especially since neither have any loyalty or have done business with me in the past)

this is listed through a real estate agent. I would like to offer to the chain as a triple net lease yada yada.

How would i go about this? I would only purchase the property if i got a letter of commitment from the retailer that they would rent for so long ect.

Please advise asap!!
