Extended Title Insurance Coverage

I'm in the process of purchasing a 46 unit apartment. The seller of the property is the local housing authority. They sold part of the block to another government agency and agreed to allow access through the apartment complex parking lot. This easement is well documented and part of the consideration given was that they would pave the parking lot which is gravel.

I am looking for opinions on getting extended title insurance coverage. I believe that it is probably wise sense this is in the downtown corridor and their is a new church going in next door. The extended coverage would require an ALTA survey and would report any unrecorded encumbrances, easements or liens.
