Commercial real estate broker in Portland

Does anyone know of a commercial real estate agent in Portland, OR that could help with finding a tenant to lease an office/ retail building?  I'm trying to help someone in the family with finding a new tenant as the current one is moving out soon.  We don't know too much on all the ins and outs of commercial rental and figure that hiring a professional would be better.  What would be the fee structure for a commercial real estate broker?  What would be a reasonable expectation of the services that the agent should perform?  Any advice and tip would be greatly appreciated for this newbie.  The building is approximately 10,000 sf and is currently being used as a rug and fabric store.
