When to start marketing a commercial property?

Hi,

I have a commercial property under contract in NJ and I have about 3 months to close on it providing that i can get the financing in place before completion

My plan is to resale it straight away.

Is it Ok to start marketing that property with commercial brokers during that time?

Do you foresee any issue with finding a buyer while I am proceeding with the purchase ?
