Cleveland-University Circle Commercial Lease

I am looking into leasing a commercial lease in University Circle (For restaurant usage ~2,000 SF). And have limited information on what a fair lease price would be around that area. I was offered $40/SF for 2,500 SF space. But that seems way too high for me, anyone that knows the commercial real estate market around there? Any sites/resources that might help with my situation would help greatly too. Thanks!
