Land Leases Cost Development

I am looking at the potential of building a 2,500 sq ft (give or take) commercial building on a land lease.  I am not familiar with land leases other than an building we own where we own the land and building and pay ourselves rent on a land lease based on a # we fetched out of the air.  I understand that the area will come into play here.  I am simply looking for a basis of how to develop a realistic land lease cost.  For what it is worth, I would call this an "A" class commercial area within a shopping center.
