Researching potential retail occupants for new urban dev.

I'm looking at putting together a multilevel urban retail complex (new construction). As I'm green in commercial development, I'm doing my DD and trying to figure out which (if any) of the larger regional retailers (ie., Target) are willing to lease. I know that Wal-Mart, for instance, is pretty steadfast on ownership but I think they've made exceptions recently in urban markets. Is there any good resource for this type of information. Even anecdotal info is apprecaited at this point.
