Commercial Eviction Checklist

Hi, my family owns a small mixed use building. Last year, we signed up a commercial tenant to rent out the space as a coffee shop. It is pretty clear to me that they won't last too much longer. They did a lot of upgrades on their own dime. I'm hopeful that they will invoke the good guy guarantee and walk away after paying off what they owe to us. Now, I am thinking of the transition. They didn't really give me a proper list of the "as builts". So, while I generally know of what they did, I don;t know the specifics. Outside of getting that, does anyone have any suggestions on how to handle the situation?
