SFR zoned as Commercial

Hi BP, 

Long time lurker, but first time posting. So I wanted to see if anyone has encountered this situation and what actions they took forward. 

So in my area, a property hit the market that caught my eye. It is a SFR 900 sqft 2 bed 1 bath. The kicker is that it is zoned for commercial. It is a rather sizable lot at 6,700 sqft and is located on a major street.

Looking at the numbers, a rental unit will not cashflow. What are some options that might actually make this a good deal? I've never encountered this scenario before and curious if anyone else has. Any input you have is appreciate. Also please let me know if I can provide any more details/background as I know this is very general question.
