Residential to Commercial Building

I work as a real estate broker with a focus in residential sales. A street in my city will be rezoned for commercial use and a major commercial builder has let me know their group is interested in the lots on that block. As far as pricing the lots to sell, what kind of pricing model can I follow to get an accurate idea of value? I'm looking to give the residents an accurate idea of what their land is worth by the square foot. Thanks in advance.
