When is the best time to ask for seller financing??

Just curious as to what others approach has been, have you asked if seller is interested in financing right off the bat or wait until you've begun negotiations? I have 50k cash I can put into a deal which isn't that much here in Massachusetts. This translates to me putting in about 5% down. I've found a few nice properties but don't want to waste anyone's time if they aren't interested in financing 20% (if bank will do 75) or even 95% owner financing. Thanks for any feedback!

The 3 offer approach doesn't work when the Seller has a Realtor. If they do your better off coming in with your Best Offer, Terms, etc.
