Healthcare Real-Estate Brokers, advice for a new broker?

I just got my real-estate license in NY, setting up shop in NYC. I have tons of friends who are physicians or dentists so I'd like to create a niche healthcare practice (that's the goal at least). 

Its a tough market. Supply is limited since healthcare commercial spaces have different "codes", smaller pool of clients - who are sometimes very tough to work with. 

 Couple of question. Ways to advertise listings, drive sales? I've been posting on classified listing websites (Loopnet, craigslist, and classified listings pages of New York Medical Society, etc) but this is GETTING EXPENSIVE.  I have listings on a website called - Clineeds - healthcare real-estate focused listings; Nice, cause its free and I can network with other docs looking for space very quickly. Thinking about advertising in weekly NYC medical journals, etc? Any thoughts or advice? Sorry, I realize not a simple question to answer.
