Commercial lease question
Hi, everybody. I live in Texas. I have one question that need your help. I just bought a business and signed commercial lease with 5 years term 2 weeks ago. However, I have a feeling that I couldn't run business anymore due to inexperience in running the business. At the same time, there are a tenant want to buy the business from me and take over the lease. Then, I notified the landlord that I wanted to transfer the lease to the new tenant. The landlord wanted to make a complete new lease with the new tenant. I don't have to sign and the new lease doesn't have my name on it. My question is am I safe or reliable anything for the new tenant. If the new tenant in default can the landlord use the old lease that I have with him to make me pay for the rent? Thanks for inputs.
