Introduction questions about office space & professional

Hello my name is Ralph. I am looking for a forum that I can ask questions about commercial property. I own the following units.
one small metal construction warehouse 12000sqft single unit In a industrial Park
One 33000sqft 3 story Office building brick with 17 Units in a downtown area

My focus is on the the office building. I have approximately 8400sqft unrented. I am thinking of using one of the largersuites for professional services. I would offer services such as a staffed secretary, conference room, furnished offices, Highspeed internet, copier, ect. So I wonder if anyone offers this service and how they have it setup?

My other question is about utilities. I currently include utilities in the rent. The leases were that way, when I bought the building. I would like to figure out a way to fairly share the utility costs with the tennants. I am thinking of submetering each suite.
