Landlots in Riverdale, GA for sale

I am currently seeking investors or commercial business owners to look into a few lots. The lots are currently zoned residential but current owners are looking into getting them re zoned. If anyone has any advice on the best route to take let me know. A few questions I am wondering are:do you think that without them being zoned commercial it would deter any investors or businesses form purchasing the lots? 

The lots are located at a busy intersection with a stop light near the airport, I would love to speak to someone who knows more about these types of situations and hear advice on how I could best service my clients.
