Mixed use properties

Hi all

i've been looking at commercial properties and came across a few that seem great(cash on cash=>60%, cashflow positive after mortgage payments and expenses and cap rate over 20%).

What is the newbie to do if i dont have the down payment? Conventional Lenders offer maximum 60% LTV

Find a great deal and the money will follow?
