Finding and Vetting Private Money for Commercial Properties

How would I go about finding and vetting private money/ hard money for a retail acquisition on Walgreens (NNN) with strong cash flow in a prime retail corridor.

I would appreciate any advice from those who have success using private money for commercial properties!

Your post doesn't make sense. Walgreens with good terms left on the leases trade for 5 to 6 caps.

Hard money lenders charge in the double digit for loan rates plus points.

In the primary term most pharmacies have flat rent with no increases so the properties cash is actually devaluing every year with inflation. Example the 100,000 you are collecting today will not be worth as much 10 years from now even though you are still collecting 100k.
