Buy The Whole Block

What is the best way to go about purchasing a whole residential block? In an attempt to avoid the situation where you have the last seller(s) thinking they're on TV holding out for an astronomically high asking price, what would be the best approach? And yes, I am aware of sending different individuals as buyers but are there any other creative ways? Thanks.

In Baltimore, you can go to the Mayor's office, there are lots of blocks that are vacant and ready to be renovated, that is if you have money and the management skills to collect rent and the security to protect your material and tools from being stolen during the renovation stage.

There is a system called buying corners.  As you know corners are valuable, this is where Walgreen, Gas Stations and other drug stores like to park their businesses. What was a group of row houses now lives a commercial business.

Be alerted to these opportunities, if you can control the 3-4  houses next to a corner and the corner building and change the zoning, you'll have a great triple net opportunity. This is a situation where you can pay more for the houses because your investment is going to be so lucrative.

I remember years ago while pumping gas and looking at this run down house next to the gas station, thinking, I should call that owner and make an offer, months went by, I did not act on my instincts......and guess what......now there is a large Walgreen sitting where that old ugly house use to be. Boy! I really missed this deal.
