I've seen some pretty healthy asking prices for land where all entitlements were obtained & approved.

Also, I do understand that there's a cost paid to the geotech, architect & city prior to approvals.

But... Is there a formula to how much more that land is worth when it is shovel-ready?

I know, I know, I know. There's going to probably be a lot of pushback on the fact that someone would even think about tithing on a loan that has to be paid back🤷🏿‍♂️

BUT, I want you to think about this...

When you're refinancing a rental property, you're usually doing this with the intention that your tenant is going to be paying off your loan.

So... Wouldn't this cash-out refi loan really be an increase that an investing Christian tithes on?🤔

Ask the local commercial realtors or brokers for the going storefront square footage rents in that area. Then make your determination from there.

There is a system called buying corners.  As you know corners are valuable, this is where Walgreen, Gas Stations and other drug stores like to park their businesses. What was a group of row houses now lives a commercial business.

Be alerted to these opportunities, if you can control the 3-4  houses next to a corner and the corner building and change the zoning, you'll have a great triple net opportunity. This is a situation where you can pay more for the houses because your investment is going to be so lucrative.

I remember years ago while pumping gas and looking at this run down house next to the gas station, thinking, I should call that owner and make an offer, months went by, I did not act on my instincts......and guess what......now there is a large Walgreen sitting where that old ugly house use to be. Boy! I really missed this deal.

Hi @Charles Parrish & Happy New Year! The 'buying corners' sounds just like the mall approach to big box stores. I never thought of applying it to a city block.
Btw I would never use that gas station again LMBO!

Are there similar deals that have been completed recently?  The agent on one of those deals might be a good place to start.  This seems like a situation where a great agent would more than earn their commission.

Yes I agree @Dawn Anastasi, some people are resistant. I would hope they would want to play a part in revitalizing the downtown area. Lord knows it needs to be modernized. We shall see... Btw Happy New Year

What is the best way to go about purchasing a whole residential block? In an attempt to avoid the situation where you have the last seller(s) thinking they're on TV holding out for an astronomically high asking price, what would be the best approach? And yes, I am aware of sending different individuals as buyers but are there any other creative ways? Thanks.
