Cheap insurance needed! Please help!

I'm under contract to buy an old down style building. Upstairs is dead space, main floor is 1880 sqft and will be either retail or office. Basement is dead space/storage. So it's a single tenant building and I'm paying $30k for it. My insurance company where I already have 42 units insured came back with the following... Acv $138,500 that is the cheapest I could get….ugh $5000 ded $1327.00 annual This is crazy to me! Can anyone recommend an insurance company that will let me insure for $50-60k without hassle?
