Best place to invest in a condo building abroad

Hi everyone! I am willing to answer anyone's questions about investing in commercial real estate in Tulum, Mexico, which is currently the fastest growing town in Latin America. 

Since I live there, I know that Tulum badly needs certain commercial projects, and as it usually happens, the first to come will take away the biggest profit share.

Luxury condo buildings and villas are still in huge demand, but so are big commercial supermarkets, a hospital and other types of buildings.

We were just in Riviera Maya in July and I was thinking about possible investment opportunities down there.  Do you know if there is any market for investing in individual condo units?  Not sure if buying one and renting it out would be a wise move simply given the distance we are from the property.
