Need direct contact to hotel sellers

So lately I found myself dealing more and more in the hotel and commercial investment sales in NYC (although I am primarily in management), and had a few successful deals, but am quickly realizing that its always best to have a relationship with the seller or at the very least a broker who has a good relationship with the seller. Otherwise, "quiet" deals get thrown around until everyone knows about it and every broker under the sun is then entitled to a piece of the prize.

I'm sure you know just what I'm talking about!

How can I get more direct deals?
