Real Estate Vacancies

Good evening,
I own a 10 unit mixed use property in Methuen, MA. I wanted to see if anyone is experiencing an unusual amount of commercial vacany. I am not really getting any nibbles. For 3 months I have been using all of the resources I know to expose the property (MLS,Loopnet,CraigsList, etc). Maybe someone on this site has another idea. The location is premium, space is adequate. I have thought about my own company renting it but I am an Investor and a Management company what would I do with the space??? I have no problem renting the residential. I appreciate any and all advice.
