Subdividing a commercial property.

Greetings everyone, I am interested in a property that is commercial, being 2 residential buildings on 3 acres. Both are 4 families each. If property is able to be subdividable, and I later sub-divide would that allow each property to be non-commercial ( being less than 5 family)? Thus saving on taxes,sanitation etc.
