Commercial Referral Fee - Lease

I have a space for lease in a building I own in St. Paul, MN. What would be a good referral fee to pay if someone sends me a tenant that signs a minimum 3-year lease. I take care of the lease negotiations, showings, etc. The space is 2200 sf at $6/sf/yr. I am a licensed agent. I know some want a percentage each month, but I'm just looking to do a flat one-time fee. I was thinking $500-$1000?
