Multi-Use New build with resturant

Haven’t posted in a while but currently branching out to other endeavors.

Wanted to see if anyone has built a Multi-Use building and what did they learn from it that might be helpful.  We just completed Phase 1 and will start Phase 2 within a few months.  It will be a building with 12 rental units and a 3500 ft2 restaurant.  Restaurant space is already spoken for.  The person who will lease the restaurant space would like for us to go in 50/50 on another opportunity once we figure out if the numbers will work on that deal.  

I will be the contractor working with the architect firm to ensure this project goes smoothly.  If you have built one from the ground up what insights do you have or things you wished you would have known.  Depending on the size we may partner with 1-2 people so that’s another aspect I am looking into as well.  Thanks!
