@Michael K Gallagher We originally planned to build three houses on the lots (1/3 -1/2 of a block). We purchased them early on and kept picking up rehabs to keep as rentals so there was no need to develop it yet.  As we started our journey in infill building and city  density and walkability, we started to change our mind and look at what the best use of the land would be for downtown development.  The zoning allowed light commercial to multi residential buildings. We wanted come up with a way to combine them which is a gray are in this particular zoning area.  

Since it’s in a specific area of the city, we are designing it in a U shape which goes well with other buildings in the neighborhood.  The restaurant will have a 1500 ft2 patio as well as the 3500 ft2 indoor space to finish out the design.  

Due to capital zoning we can only build a 2 story building instead of a 3 story building. The layout was by an architect group in the neighborhood who knows all the restrictions. This is the best design we could come up with that stays with the buildings in the area but also gives a unique space. Since it's also on a corner lot, it will connect the SoMa neighborhood (all their restaurants and business) to the Pettaway neighborhood where $15MM in new commercial/residential spaces are being built on top of a VA hospital remodel to 140-160 luxury apartments (70+MM rehab) that is just 2 blocks away.

Haven’t posted in a while but currently branching out to other endeavors.

Wanted to see if anyone has built a Multi-Use building and what did they learn from it that might be helpful.  We just completed Phase 1 and will start Phase 2 within a few months.  It will be a building with 12 rental units and a 3500 ft2 restaurant.  Restaurant space is already spoken for.  The person who will lease the restaurant space would like for us to go in 50/50 on another opportunity once we figure out if the numbers will work on that deal.  

I will be the contractor working with the architect firm to ensure this project goes smoothly.  If you have built one from the ground up what insights do you have or things you wished you would have known.  Depending on the size we may partner with 1-2 people so that’s another aspect I am looking into as well.  Thanks!

That's one of the things I am going back and forth on in my head.  The project management side is what I want to do but I am worried about stepping over the boundary and being seen as a GC. 

I do need to work on a one page contract for when I do work on jobs.  

My goal is to connect investors and others with the correct people.  One of my primary goals is connecting the right people and overseeing the project.

I understand what you mean.  From the leadership perspective, I have had a lot of experience in my corporate career where I was a operations manager and managed about $100 million yearly spending, a $300 million production unit, 135 employees with 10 of them being salary. I have taken misfit teams and made them successful which is something I really enjoy doing (building teams).  I want to build a great team(s) so that we all are successful together.  

My goal would be to become successful in 2-4 years. I don't want to go too fast and miss things up but also not to slow in order to not challenge myself.  I would also like to develop partnerships with others.  

My goal is to develop systems as I go since I am new to this type of construction to help the other contractors out. I have already started with checklists for pre-inspections, product list for flips depending on the house ARV, and developing a walkthrough checklist so that I can quote a property with an hour or so.

I am trying to find someone that I can work with to help build the business or partner with to grow together.

I posted this in a couple of Facebook groups but wanted everyone's opinion here.  

I wanted to see if others have tried to start a contractor business. 

I am currently getting out of the LTR market since it's not for me (just didn't like it). I only had 3 LTRs. 

I am more into rehabs, flips, and lending. Since I lost my job a few months back, I have started helping In-State, Out-Of-State and Out-Of-Country investors in the Little Rock area. I am acting as a project manager to ensure everyone is doing their job and money is moving in the correct way. I am a third party who overseas the contractor and helps the investor(s) with any questions they have. So for with my rehabs and others, I have helped on over $400k with of projects. I really enjoy the aspect of helping investors since I have lost money in the past when investing out of state. 

I am applying for my general contractor's license for Arkansas to help put the correct people together. One of my passions is building teams and putting the right people in the correct position so that everyone succeeds. 

I am trying to determine the best way to make my passion into a business. Has anyone ever built a contractor business or a business where you help connect others with the right people? What were the issues? I really enjoy what I currently do in Little Rock and think there is a need for this. Thanks for any advice you can give me.

I am trying to determine if there is a need for this especially in Little Rock, AR. I want to help other investors (especially out of state) by being their boots on the ground for project rehabs. I have learned the hard way (while investing in Cincinnati) as to why it's important to have someone you trust to verify projects especially for timeliness and quality.

While I work on my own rehabs, I can help coordinate and follow up on yours.  I believe there is a need for this type of help especially when you are trying to find trustworthy people.

I am looking for properties (SFR's or small multi's) in the Pleasant Ridge and Norwood areas and own a duplex in Pleasant Ridge and a duplex and SFR in Norwood. The neighborhoods are pretty good and rent well. 2/1 typically rent for $600-800 depending on their location in the area. I have an SFR in Norwood that rents for $900 month for a 2/1. I am a "newbie" since I have only owned the properties for about 1-1.5 years. I am also looking for opportunities in the Walnut Hills area. If you have any questions feel free to message me.

@Rachel Fazio I would say C+ to B- primarily but a B area would work if I was able to find a property for the right price.  

I really don't want to close my eyes and just pick a neighborhood.  I would like to become very familiar with a few key areas in order to purchase properties there and help bring the neighborhood/area up.  I have been doing a lot of driving around on the weekends to look at properties/areas and will be attending some meet ups in the coming weeks to network with others.  

If you ever have an opportunity to talk, I would greatly appreciate your input on the area and understand what you invest in.  On the flip side, if you ever need any help with anything  don't hesitate to reach out.
