Podcast with woman discussing buying mom and Pop businesses?

Does anyone remember podcast on Bigger Pockets where a woman was discussing buying is this, specifically ones where if the office had a fax machine in it, she knew it was ready to probably be handed off. My father wants to close down his business that my grandfather built up, and I would like to research how to, get into sell the business, the equipment and everything by just shutting it down. Any help would be appreciated!
