Commercial Investment in Cape Coral, FL
Investors looking to invest in Cape Coral, I need your help. I feel passionate about this one. We do not need another smoke shop on Cape Coral Parkway E.
We need restaurants, bakeries, gyms (cycle bar or pilates anyone?), bars, smoothie bowl shop, boutiques. Literally anything besides pawn shops and smoke shops on our main road. Please! Does anyone else feel this way?
There's a building next to 'The Spot' on Cape Coral Parkway E. for sale. Its 3000sqft split into two 1500sqft sides. One side currently has an insurance company and unless they can find a buyer that wants to use that space, its going to be a smoke shop. $3000/mo for each side in rental income. Asking $1.1M. I know investors tend to not care what goes in there as long as they get their money. And i understand. But i'm dying to revive Cape Coral into this cool town. So if you know of anyone please reach out! And PLEASE SHARE!
P.S. this is not my listing and am not looking to promote myself. If I had the capital to buy this building myself, I would. I'm so tired of people buying up real estate on our main roads and turning it into junk.

On the surface by looking at google maps this is a tough place to do retail. There is no street parking and limited building parking. The tenant is reliant on foot traffic. Is this a seasonal town? In other words is it a multigenerational community or are you reliant on retirees that come visit only for the winter. (aka as a resort town). An outsider would have to study the demographics on this. Maybe the celebrity that is buying the "spot" can step in and take the the building for additional parking? Since you're the local expert I would pitch this to your local government and other types of business owners in the area that might have a different vision for the building.
