Need a tool to calculate deal returns

Hey guys. I am looking for a template or excel file that I can use to calculate returns on investments. Looking to be able to show it all if I can. Cash on cash, IRR etc. I was hoping to find something that is pretty ease to manipulate as I am looking at alot of different types of commercial deals like office, retail, and multifamily. Any advice or suggestions for a paid service or whatever is very much appreciated.
