Looking for help/insight regarding ground lease

Hi BP friends - I have a parking lot (just land no structure) with 100 spots infront of a high traffic intersection and I would like to do a ground lease (~18,000 sqft) with a nationally credited franchise but im not sure how to start.

- are there brokers who I can speak with to learn more about this matter?

- what are the "must avoid" conditions with ground leases that I need to be aware of?

- how do I determine a competitive asking price?
