Hello community,

Hope you are well and hello from Montreal.

Would love to hear about your experience with the current commercial rates. What is the % in the US?

What is the best approach now the rates are higher? Any recommendation would be appreciated.

Thank you and let's talk strategies!

@Alice Huang Are you a US Citizen, VISA Holder, or true Foreign Investor?  Non US Citizens will often have lower maximum LTVs and slightly higher rates.

Thanks Alex. I am just Canadian. My business partner is American. We are 50/50. The properties all have their own LLC, reg in Tx.

You should definitely look into a DSCR lender that will consider the loan a non-Foreign National loan since your 50% ownership partner is US Citizen, will get you better rates and terms
